Pre-lease Services

Before design commences, we also provide pre-lease services to commercial clients. The idea of our pre-lease services is to help our clients achieve the best of both worlds, which is finding the right property within the planned budget.

Our pre-lease services are as follows.

Sourcing of Commercial Property

We work with a team of licensed property agents who will help you source for available commercial properties that best suit your preferences and rent budget. However, this is just the first step. You only need to confirm the property after we did its analysis and cost estimates as explained below.

Space Requirements Analysis

Based on your company’s current strength of CXOs, managers and executives, we will work out the space allocation ratio. Moreover, the designer will also take into considerations of your inventory and existing equipment space.

Growth Projection Analysis

The next step is to understand your vision and objective to expand your workforce in the next one to three years.

What will be the number of additional staff you require in the near future when your business is booming?

How much space within the premise is needed to set aside for expansion?

From both space requirement and growth projection analysis, our designer can then advise you on the recommended property needed for maximising your company strength and goals.

M&E / IT Infrastructure Analysis

By having an in-depth understanding and experience of M&E and IT Infrastructure, our team can advise you on the amount of work needed to establish such infrastructure at the property.

This step is essential. Some prospective commercial tenants who missed this step, often end up paying more out of their budget after they signed the tenancy agreement. This is because different building management has different guidelines in terms of M&E or network infrastructure.

Some works may require the tenant to use the landlord’s contractor which may charge them a higher fee than the market rates.

Such hidden cost may add up to the renovation resources unnecessarily as these additional monies can be put in other good causes.

Final Cost Estimates

Once the above-mentioned analyses are done, our designer will prepare the final cost estimates for the list of commercial properties that you may want to rent. From these finalised cost estimates, you will know which of the shortlisted properties best fit your budget.

You can now place a deposit to secure the rent.

Pre-Inspection

Once you have confirmed your rental property for your company, we will send our Project team to conduct Pre-inspection on the day when your company take over the premise from the landlord or developer.
